Job Title: VP of Mortgage Lending with On Q Home Loans

Role & Responsibilities:

  • Registered and maintains active, On Q sponsored registration in the Nationwide Mortgage Licensing System and Registry (NMLSR) and has been assigned a unique identification number.
  • Meets and maintains all licensing requirements including continuing education.
  • Originates mortgage loans in compliance with On Q requirements and federal and local regulations.
  • Works with customers by providing best loan solution for each customer, providing continual updates and advice throughout process.
  • Analyzes detailed financial and credit data, matching customer needs with appropriate loan program and level of risk.
  • Negotiates terms and conditions of loans with customers.
  • Develops and maintains referral relationships with realtors, developers, builders, community/network sources and other referrals.
  • Spends significant time outside of office in business development and consultation activities with borrowers, builders, realtors and other business channel associates.
  • Comply with all disclosure requirements and timeframes.

What We’re Looking For

  • At least 2+ years of origination experience with residential mortgage banking.
  • Current state licensing and registration under the National Mortgage Licensing System and Registry
  • Established, consistent source of referral-based business from realtors, builders, attorneys, financial professionals and other sources.
  • Focus on customer service and relationships with all clients.
  • Proven sales, prospecting and negotiating skills.
  • Ability to thoroughly comprehend underwriting guidelines, as well as programs, policies and procedures.
  • Thorough understanding of real estate appraisals, title reports and real estate transactions; ability to interpret documents and reports.
  • Ability to clearly communicate loan terms, features and benefits to consumers and business partners.
  • Ability to meet minimum production requirements.
  • Willingness to work weekends and evenings with builders and developers.
  • Highly motivated, professional, and desire to be the best.
  • Must be knowledgeable about and stay in compliance with all applicable laws and regulations.
  • Computer proficiency, especially with Microsoft Office Suite products (Outlook, Excel, Word) and Encompass.

Responsibilities

  • Recruit top quality branches, branch managers, sales managers and/or loan officers
  • Develop and grow the market share and profitability of directly managed branches and loan officers
  • Develop and grow the number of branches that will be managed as a sales leader and manage the profitability of the branches
  • Directly, and indirectly, manage the branches to Regional Sales targets set by the National Sales Manager, and maximize the ability of the branches to effectively manage expenses and drive revenue
  • Conduct research on industry trends and best practices to identify and analyze trends and market intelligence for an assigned regional territory; providing regular feedback to assist in the development of sales strategies
  • Work with National Sales Manager to deliver a clear and concise monthly performance analysis that reflects that all branches under management are exceeding sales projections or develop a plan of action to meet stated goals
  • Design and execute multi –level strategies to ensure regional market penetration in order to meet sales targets within a defined timeline
  • Tactically deliver on National Sales Managers established vision
  • Actively managing the branch pipeline, with the branch managers, on a daily basis

Qualifications

  • Experience as a Regional Manager or related position in the mortgage industry
  • Previous management and consistent production experience
  • Strong interpersonal skills
  • Detail oriented to drive the branches to achieve goals
  • Effective communicator. Must be able to ensure all branch manager and area managers are knowledgeable about goals, objectives and responsibilities
  • Strong management skills. Must be able to manage reports to achieve desired results
  • Must have strong financial management skills to analyze data and information to make decisions and challenge direct reports
  • Highly professional. Ability to model the organizational pace and direction for their branches
  • Highly ethical and driven to succeed
  • A thorough knowledge of FNMA, FHLMC, FHA, VA, GNMA, mortgage insurer guidelines, TIL regulations, Equal Credit Opportunity Act, RESPA regulations, local and state real estate and finance laws, and Company Policy Compliance and Ethics Codes
  • Working knowledge of the Microsoft Office suite of products

Your Role & Responsibilities
  • Reviews submitted documentation for accuracy and completeness as it relates to On Q requirements and standards for underwriting submission. Make calculations as needed.
  • Requests and receives missing or additional documentation as needed.
  • Verifies data submitted by the Mortgage Consultant (MC) or Loan Coordinator (LC) on the loan application.
  • Reviews credit reports and verify borrower’s credit history; makes calculations and communicates with borrowers on any issues.
  • Discuss any address and name variations with borrower.
  • Follows up on and checks property appraisals and issues requiring further clarification, orders appraisal conditions.
  • Gathers insurance documents, reviews file for proper disclosures.
  • Communicates and coordinates all aspects of loan process with MC’s, LC’s, borrowers, title companies, brokers and other business partners regarding loan status.
  • Ensures compliance with On Q and/or regulatory requirements.
  • Prepares pipeline and bonus reports for management.
  • Manages loan pipeline efficiently by getting loans closed on time, making lock expirations, and managing cancellations in a timely manner.
  • Makes the customer comfortable with the transaction from start to finish by providing timely, accurate information and creating raving fans for On Q Home Loans.
  • Other duties as assigned.
What We’re Looking For
  • Must have construction lending experience.
  • Minimum of 1-year recent direct residential mortgage loan processing experience.
  • Proven experience processing FHA loans.
  • Proven record of funding a minimum of 10 loans per month.
Knowledge, Skills and/or Abilities
  • Ability to process loans accurately and efficiently in a high-volume environment.
  • Knowledge of desktop underwriting and LP systems.
  • Ability to structure files based on investor guidelines.
  • Ability to read, analyze and interpret general business documents, procedural guidelines and government regulations.
  • Ability to review, analyze and calculate qualifying income documentation from personal and business tax returns and other documents.
  • Ability to deal with variables, interpret instructions and apply common sense understanding.
  • Excellent organization, time management and attention-to-detail abilities.
  • Strong verbal and written communication skills with customer service focus.
  • Must be able to manage multiple priorities to meet closing dates.
  • Must be a team player.
